How we lease

A lease is a long relationship. We set ours up to be clear at the start and dependable for its whole term.

  • Plain terms

Letters of intent and leases written to be understood. Rent, escalations, expenses and allowances laid out side by side, before you commit.

  • Space that works

Specifications that match the operation: clear heights and loading for logistics, floor plates and systems for offices, frontage and access for retail.

  • One team, end to end

The people who negotiate your lease stay with you through build-out, move-in, renewals and growth.

  • Room to grow

Expansion options, rights of first refusal and space elsewhere in the portfolio, so the lease keeps pace with the business.

From requirement to move-in

The leasing process →
  1. Tell us the requirement

Size, location, timing, budget, and what the space has to do. A short call or the inquiry form is enough to start.

  2. Shortlist and tour

We present the spaces that fit, with the specifications and costs side by side, and tour them with you or your broker.

  3. Letter of intent

The business terms in plain language: rent, term, escalations, allowance, free rent, options and delivery date. Non-binding, so it can be negotiated.

  4. Credit review

We review the tenant's financial information to set security terms. Information you share is handled confidentially.

  5. Lease

The lease document reflects the agreed letter of intent. Your attorney reviews it; we work through comments promptly.

  6. Build-out and move-in

Plans, permits and construction, with a single point of contact through delivery, keys and the first day of operations.
